Climate change and timely preparation

High temperatures are increasingly being felt as early as spring. Recently, in our country, the temperature has risen to unseasonably high levels, only to be followed by a sudden drop. This often means that one day we are unpacking our summer wardrobe, and the next, we are searching for coats! 

For short-term rentals, this presents a challenge. Property owners or managers need to anticipate such fluctuations, for instance, by providing different types of bedding to accommodate changes in the weather, whether it’s winter or summer. Naturally, this is the bare minimum you can do unless more substantial measures have been taken to protect the property. 

If, however, you wish to properly organise your property and ensure your guests enjoy a unique and comfortable stay, you should follow a series of steps, starting with the basics. 

Upgrade your property’s insulation

If your property is a standalone house or located on the top floor of a building, you may have noticed that it absorbs a great deal of heat (and similarly, the cold during winter) from the roof. Insulating this surface is essential to maintaining a stable internal temperature and protecting the property from external weather conditions. 

Additionally, consider replacing your windows with thermal-insulating (energy-efficient) glass, which can reduce electricity bills by up to 50%. Installing blackout curtains can also help minimise heat intake. 

If your property has a sun-exposed balcony, installing awnings to provide shade is highly recommended. 

Choose energy-efficient air conditioning units

Before purchasing an air conditioning unit, take into account the characteristics of your property, such as its square footage, ceiling height, and whether it is located on the top floor. 

Invest in inverter air conditioning units, as they consume less energy. Regularly clean the filters to ensure maximum efficiency and improved air quality. 

It is also important to set the air conditioning to reasonable temperatures (24-26°C) to achieve comfort without excessive energy consumption. A common mistake is setting the air conditioning to 22°C when the outside temperature is 38°C in an attempt to cool down quickly. This only results in significantly higher energy usage and electricity bills. 

According to manufacturers, for optimal performance, air conditioning units should be set between 25-28°C for cooling in summer and 20-23°C for heating in winter. 

Maximise natural ventilation

Open the windows of your property regularly and for extended periods. This allows fresh air to circulate and helps to dry out any residual moisture inside. 

You might also consider installing modern ceiling fans to promote natural air circulation. 

Additionally, using a dehumidifier can help remove excess moisture, creating a more comfortable indoor environment for your guests. 

Select the right materials and fabrics

While it may not seem significant, choosing the right materials and fabrics can make a big difference. Cotton or linen sheets provide a cooler sleeping experience compared to synthetic ones. If your Airbnb property is available all year round, it’s a good idea to offer different bedding for the summer and winter months. 

During the summer season, replace heavy carpets with straw or bamboo rugs, which do not retain heat. 

In general, opt for lighter fabrics for your property during the warmer months. 

Energy-efficient lighting and appliances

Replace outdated incandescent bulbs with LED lights, which emit less heat and contribute to lower energy consumption. 

Equip your property with smart appliances to improve energy efficiency and control. Encourage your guests to switch off devices when they are not in use.
